Terms and Conditions

Our mission is to provide our guests with clean, comfortable accommodation in an environment conducive to enjoying your holiday.


When you book with us, you are agreeing to pay all charges for your booking including the Listing price, applicable fees, taxes and any other items identified during checkout (collectively, “Total Price”). You are also agreeing that we may charge the Payment Method (as defined in the Payment Terms) used to book the Listing in order to collect a Damage Claim (as defined in these Terms).

The listing price reflects the number of guests you indicated on the booking. Our properties basic price includes up to 2 guests and we charge more for each additional guest. If more guests stay at the villa than indicated on the booking we will charge you $20 per guest per day.

When you receive the booking confirmation, a contract for services (a "Reservation") is formed directly between you and Villas by Silvia. In addition to these Terms, you will be subject to, and responsible for complying with, all terms of the Reservation, including without limitation, the cancellation policy and any other rules, standards, policies, or requirements identified in the Listing or during checkin that apply to the Reservation. It is your responsibility to read and understand these rules, standards, policies, and requirements prior to booking. 

Accommodation Reservations

An Accommodation Reservation is a limited license to enter, occupy and use the Accommodation. We retain the right to re-enter the Accommodation during your stay, to the extent: (i) it is reasonably necessary, (ii) permitted by your contract with us, and (iii) consistent with applicable law. If you stay past checkout, we have the right to make you leave in a manner consistent with applicable law, including by imposing reasonable overstay penalties. You may not exceed the maximum number of allowed Guests.

Cancellations, Travel Issues, and Refunds

In general, if you cancel a reservation, the amount refunded to you is determined by our Cancellation Policy.

Booking Modifications

You agree to pay any additional amounts, fees or taxes associated with any Booking Modification.

Check-in and Check-out

We greet you when you arrive, show you around the property and deliver your key when you arrive. The check in period begins at 3PM and ends at 11PM. In order for us to greet you, you must inform us of your expected arrival time. If, for some reason, you are unable to get to the property on time, we will wait for you if possible; but there may be other guests arriving and we must be there to greet them. If this happens, please notify us when you arrive and we will meet you there as soon as possible. If you provide us with your flight information we will monitor the flight and make adjustments based on any changes to your arrival time.

Checkout ends at 11AM. We will conduct an inspection of the property with you, note any damage or missing items at that time and receive the property key. We recognize that flights often leave many hours after check out time so we can sometimes offer late check out. Please contact us for information and availability.

Damage Claims

You are responsible for your own acts and omissions and are also responsible for the acts and omissions of anyone you invite to join or provide access to any Accommodation. For example, this means: (i) you are responsible for leaving an Accommodation (and related personal property) in the condition it was in when you arrived, (ii) you are responsible for paying all Damage Claim amounts necessary to cover damage that you, your guest(s), or your pet(s) cause to an Accommodation, and (iii) you must act with integrity, treat others with respect and comply with applicable laws at all times. If you are booking for an additional guest who is a minor or if you bring a minor on of our properties, you must be legally authorized to act on behalf of the minor and you are solely responsible for the supervision of that minor.


Smoking inside any of our properties is strictly prohibited. We charge an addition $300 US cleaning fee if we discover that you or your guests have been smoking inside your accommodation. In addition, we reserve the right to immediately terminate your reservation for smoking.



Pets and service animals are not allowed. Feeding stray animals is also prohibited as that falls under the category of pets. We may, but are under no obligation, allow certain service animals (seeing eye dogs for example) on the property with prior approval; however, an additional cleaning fee of $250 US will be charged. If you arrive at the property with an animal of any kind without our prior, written approval we will cancel your reservation without refund. If we discover an animal inside your accommodation, we may immediately terminate the reservation.



Parties are prohibited. A party is a celebration involving guests other than those booked on the property. They often feature loud music and generally result in disturbances and damage. If we discover a party on the premises we may immediately terminate your reservation.

If you wish to host a celebration during your stay, please discuss it with us in advance.

Creating a disturbance

Our properties are located in residential areas where the residents have an expectation of peaceful enjoyment. We wish to be good neighbors and ask that you respect this. If we receive complaints we will let you know. If we continue to receive complaints after warning you of the problem we may terminate your reservation.
